for sale by ownerGranted, some people are able to sell their own homes without the services of a real estate agent. Real estate sections of public libraries abound with books on selling your home privately. In addition to pointers on sprucing up your home for maximum sale ability, they provide home owners with tips on the "psychology of showing a house." However, most successful do-it-yourselfers are either very experienced home sellers or simply transferring ownership to a child, a coworker or a tenant who is already living in the home. These circumstances are the exception, not the norm. For most people, a For Sale By Owner (FSBO) transaction is not that easy. Here are some reasons why.

Do-It-Yourselfers can't list their home in the MLS.
The Multiple Listing Service does not permit For Sale By Owner listings because this membership organization is open only to licensed real estate brokers and their representatives. Do-It-Yourself sellers are also locked out of many major home search engines and directories. Surely, there are other websites where they can list their home, they can put a for sale sign in the front yard and they can run an advertisement in the local newspaper. But the home will never get nearly as much exposure as it would through the MLS and the services of a real estate representative.

Professional Real Estate Agents will not show FSBO homes.
In a typical home sale, the buyer is represented by a real estate sales agent who receives a percentage of the commission that the seller pays the listing agent. Without a listing agreement, there is no guarantee that the buyer's agent will be compensated for his or her services. Even if the FSBO offers to pay the buyer's side of the commission, most agents will be reluctant to go through a transaction with a self-represented seller.

FSBO homes usually overprice their home.
Like most homeowners, most Do-It-Yourself sellers honestly believe their own home is more worth than comparable homes in the same neighbourhood. Very often they are wrong. A real estate sales representative can provide an update on market conditions, an assessment of the likely selling price of the home and tips for improving the home's buyer appeal.

Do-It-Yourselfers are likely to stumble into trouble.
Real estate transactions are fraught with potential liability for unwary sellers. A FSBO who overlooks even one required form or legally mandated disclosure could face a protracted and expensive buyer lawsuit after the transaction closes.
