signing sale agreementEven after the sale agreement has been signed, the selling process is not over yet. As a matter of fact, some of the most complex aspects of a real estate transaction now begin. A sale agreement sets not only a purchase price for the home, but also a series of terms and conditions. For example:

Contracts routinely depend on the ability of a buyer to obtain financing (which is why most sellers prefer buyers with preapproval letters from lenders).
A growing percentage of transactions involve a home inspection.
Lenders will establish numerous conditions before granting a loan (title exam, title insurance, surveys, appraisal, etcetera).

The closing is the culmination of a residential sale typically attended by lawyers of the buyer and the seller at the land registry office. Recently, electronic closings are occurring as solicitors utilize new online document preparation and registration facilities. Following closing, solicitor for both buyer and seller will provide his respective client with a final reporting letter noting all the details of the transaction, full accounting of all the funds received and disbursed, together with copies of all the pertinent documentation.
As your real estate representatives we will arrange required inspections, help you prepare for closing and keep you informed about every step of the closing process. Furthermore we will handle both the closing papers and related documents for you.
HOW LONG DOES IT TAKE?
With automation now available, closings can occur within a week -- at least in theory. In practice, it takes time to arrange financing, conduct inspections, obtain appraisals, contact movers, pack and actually move. While instant closings are not practical, neither are closings too far in the future. Hence, most homes close 30 to 45 days after a sale agreement has been signed.
MOVING
small moving truckThe time to plan your move begins once you have decided to sell your home. Actually, some of the activities required to sell the home can help you with the moving process. For comprehensive information about moving, packing and storage, see the MOVING-section of the House Hunting In Toronto website. We have even added some e-cards you can use for change-of-address notifications.
