Home Selling In Toronto

Between 80,000 and 90,000 existing homes are sold in the Greater Toronto Area each year, and while each transaction is different every owner wants the same thing: the best possible deal with the least amount of hassle and aggravation.

Unfortunately, the process is not as easy for sellers as it was ten or twenty years ago. Today's real estate world requires experience and training in such fields as real estate marketing, financing, negotiation and closing. Before you put your home on the market, there are several things you can do to improve your chances for a good deal. Our website offers you comprehensive information about all stages of the home selling process, from the planning and preparation phase to marketing and the closing of the sale.

If you are looking to find a REALTOR® team that you can trust and depend on, please call us (416-569-0846) or send us an e-mail at:

Plan & Prepare

Successfully selling a home requires careful planning, preparation and patience.

Asking Price

One of the most important aspects of the home selling process is setting the right asking price.

Marketing

When selling your home you want to make sure as many potential buyers as possible are aware of your property.

Showings, Negotiations & Closing

It takes much more to successfully sell a home than putting a For Sale sign in the front yard.

Why Use A REALTOR®?

A seller is putting property, equity and sometimes, years of hard work on the line. As REALTORS® we can help you understand everything you need to know about the selling process. From a determination of a reasonable asking price to tips for making your home more saleable. From up-to-date information on what is happening in the marketplace to effective marketing plans. We will be glad to perform what is called a “Comparative Market Analysis” (CMA). Using the extensive background information available only to REALTORS® through the MLS listing service, we will compare your home to a collection of similar homes that have recently been sold in your area and suggest an asking price.

FAQ Tips To Make Your Home Stand Out

For Sale By Owner (FSBO)

Granted, some people are able to sell their own homes without the services of a REALTOR®. However, most successful do-it-your self sales are the result of simply transferring ownership to a child, a coworker or a tenant who is already living in the home. These circumstances are the exception, not the norm. For most people, a For Sale By Owner (FSBO) transaction is not that easy. As a matter of fact, nine out of ten times the DIY-seller ends up loosing (lots of) money or taking his or her losses and hiring a REALTOR® after all.

The main reason why people wish to sell their home privately, is to avoid paying the fees associated with using the services of a REALTOR®. Most websites promoting a FSBO will tell you that you can pocket up to 6% of the selling price. That is not true. Real Estate commissions are not set in stone, but negotiable. Besides, for a start, in Canada 5% is the norm, not 6%. Furthermore, if you truly want a fair amount of prospective home buyers to come to see your home, you need to agree to pay the costs for the representative of the home buyer in case of a successful deal. They will usually ask around 2.5% (being 50% of the regular listing fee of 5%). Instead of pocketing 6% as the FSBO sites promise, you are already down to only 2.5%. But that is not all. You will have to pay all promotion yourself, pay the FSBO sites for advertising your property (for what it is worth) and do all the work yourself without getting proper advise, and professional assistance. Your lawyer needs to do more work to protect your interests, and his bill will be higher as a result. Finally: Do not underestimate the amount of work involved and risks you are taking.
