Granted, some people are able to sell their own homes without the services of a REALTOR®.
However, most successful do-
The main reason why people wish to sell their home privately, is to avoid paying the fees associated with using the services of a REALTOR®. Most websites promoting a FSBO will tell you that you can pocket up to 6% of the selling price. That is not true. Real Estate commissions are not set in stone, but negotiable. Besides, for a start, in Canada 5% is the norm, not 6%. Furthermore, if you truly want a fair amount of prospective home buyers to come to see your home, you need to agree to pay the costs for the representative of the home buyer in case of a successful deal. They will usually ask around 2.5% (being 50% of the regular listing fee of 5%). Instead of pocketing 6% as the FSBO sites promise, you are already down to only 2.5%. But that is not all. You will have to pay all promotion yourself, pay the FSBO sites for advertising your property (for what it is worth) and do all the work yourself without getting proper advise, and professional assistance. Your lawyer needs to do more work to protect your interests, and his bill will be higher as a result. Finally: Do not underestimate the amount of work involved and risks you are taking.
